What Actually Drives the Cost of a Veranda
We quote every veranda after a site survey, because the same footprint can cost very different amounts depending on what the wall, the ground and the exposure demand. Rather than publish a headline figure you can't rely on, here is what a surveyor is actually pricing when they walk your patio.

Span before depth
Width between posts is usually the single biggest cost driver. Every extra metre of clear span asks more of the front beam, so the section size steps up and the fixings follow it. Two structures with identical square metres can price differently purely because one carries its load over fewer posts.
Roof glazing choice
Toughened safety glass, laminated glass, self-cleaning coatings and polycarbonate all sit at different points on the price list, and they behave differently in noise, heat and cleaning. Choosing the glazing spec early keeps the rest of the quote stable.
What you are fixing into
Solid brick with a sound cavity is straightforward. Rendered blockwork, timber-framed walls, tile-hung elevations and soffit-level fixings all need extra plates, resin anchors or a free-standing frame instead — that changes both parts and labour.
Groundworks and drainage
Post bases need something to sit on. Existing slab, new pads, a fall that needs correcting, or a downpipe that must be re-routed all add hours. Getting the water away cleanly is not an upgrade, it is part of the job.
Extras that people usually add
Integrated LED, infrared heating, zip screens, side glazing and remote control are specified far more often than customers expect at first enquiry. It is worth pricing them at survey even if you fit them later, so the frame is pre-wired and pre-drilled.

Why won't you publish a price per metre?
Because the same metre costs different amounts on a rendered wall, a timber frame and a free-standing base. A per-metre figure would be wrong for most of the homes we survey.
Is a survey chargeable?
No. The site survey and written quotation are free, and the quote is fixed once we have measured.
Can I phase the work to spread cost?
Yes. A common approach is to fit the frame, roof and drainage first, with cabling run for lighting and heating so those can be added later without dismantling anything.
Does a bigger roof always cost more to maintain?
Not materially. Maintenance is mostly cleaning and a gutter check, so area matters less than access.
